First: what to do while it’s still leaking

Before you think about repair quotes, limit the damage inside. Water that sits in drywall and insulation for more than a day or two is what turns a $600 roof repair into a $4,000 problem.

  1. Catch the water. Put a bucket or bin under the drip and lay towels around it.
  2. Relieve a bulging ceiling. If the ceiling is sagging with trapped water, poke a small hole in the lowest point with a screwdriver so it drains into the bucket instead of collapsing.
  3. Move belongings and unplug electronics near the leak.
  4. Take photos and video of the ceiling, walls, attic and anything damaged. You’ll need them if you file an insurance claim.

How to find where the roof is leaking

Water rarely comes through the roof right above the stain on your ceiling. It usually gets in higher up, then runs along the underside of the roof deck or a rafter before it drips. That’s why the stain is only the starting point.

  • Check the attic first. On a dry day, take a flashlight up and look above the stain for wet or dark wood, damp insulation, water trails or mold. Then follow the trail uphill.
  • Look at the usual suspects from the ground. With binoculars, check around chimneys, vent pipes, skylights and the valleys where two roof slopes meet. Missing or curled shingles stand out.
  • Do a hose test with a helper. One person runs a garden hose on the roof, section by section, starting low and moving up. The other waits in the attic and shouts when water appears. Only do this if the roof is safe to stand on.

  • Labor. Roofers typically charge $45 to $75 an hour, and labor makes up around 60% of a repair bill. Many have a minimum service charge, so even a 20-minute fix isn’t cheap.
  • Roof pitch and height. Steep or two-story roofs need extra safety gear and time.
  • Hidden damage. If the roofer finds soft or rotted decking, replacing it adds roughly $1 to $7 per square foot; new underlayment adds about $0.60 to $2.70 per square foot.
  • Emergency timing. Repairs during a storm, at night or on a weekend can cost up to twice the normal rate.

  • Shingles are curling, cracking or shedding lots of granules into the gutters.

It depends on why the roof leaked. Standard policies cover damage from sudden, accidental events such as wind, hail, the weight of snow and ice, or a falling tree. They generally don’t cover leaks caused by old age, wear and tear, poor installation or a slow leak that was ignored.

When the cause is covered, your dwelling coverage usually pays for the roof and for interior damage such as ceilings and walls, and personal property coverage can pay for ruined belongings. You still pay your deductible.
